DEPOSIT, PAYMENT AND CANCELLATION POLICY

Deposit

100 Deposit: $100 due (along with first night's rent -- see below) within one week of making reservation. Deposit is held until the cabin has been inspected for cleanliness upon leaving (next door neighbor will check after you leave), and the phone bill comes (we ask that you use a credit card or reverse any long distance calls.) Your deposit check will returned to you or destroyed -- it's up to you.

Payment of Rent

If you'll be renting in the next 30 days... Entire rent is due (along with deposit -- see above) within one week of making reservation.

If you'll be renting more than 30 days in the future...

First night's rent: $120 or $150 (depending on dates) due (along with deposit -- see above) within one week of making reservation.

Balance of rent: Due one month before you rent, e.g. balance of rent for stay beginning September 3 would be due by August 3.

Note: Failure to pay deposit or first night's rent or balance of rent on time may result in dates being given to another renter.

Cancellation

More than a month before rental dates begin: Your deposit check ($100) is returned and all rent is refunded.

Less than one month before rental dates: Your deposit check ($100) is returned. The first night's rental fee is NOT refunded, but IS applied to a future rental.

Less than two weeks before rental dates: Your deposit check ($100) is returned. The first night rental fee is forfeited (lost) and is NOT applied towards a future rental. Should the dates on which you cancelled be rented to another party this amount will be returned to you.

Holiday provisions: For all holiday rentals cancelled less than a month before rental dates begin. The first two night's rental fee is forfeited (lost) and is NOT applied towards a future rental. Any additional nights are credited towards a future rental. Should the dates on which you cancelled be rented to another party the forfeited amount will be returned to you. Note: This is done as many holiday reservations are made many month in advance, with numerous other interested parties being turned down. When a cancellation is made less than a month out from a holiday it is often impossible to find alternate renters as most parties have made other plans.

Snow conditions: Snow is common in the Sierra during the winter. In cases were all routes to the cabin are closed for a significant period of time making traveling impossible rent is refund for each day these conditions persist. Refunds are NOT given due to: the threat of snow; one route being closed when alternate routes are open; heavy traffic; or intermittent closures when roads are being plowed or traffic controlled.
